Country Head / Geschftsfhrer AT/2502/CHMD /Standort: Wien, sterreich/ Als Country Head / Geschftsfhrer (m/w/d) sterreich bernehmen Sie die Gesamtverantwortung fr smtliche Geschftsaktivitten und den strategischen sowie operativen Ausbau der sterreichischen Organisation.

Sie fhren ein engagiertes technisches Team in Wien und sind mageblich fr die Weiterentwicklung des Portfolios im Bereich Industrie- und Logistikimmobilien verantwortlich.

Sie berichten direkt an die europische Unternehmensleitung und gestalten aktiv die Umsetzung der Unternehmensstrategie im sterreichischen Markt mit.

Aufgabenschwerpunkte Strategische Fhrung & Marktentwicklung: Entwicklung und Umsetzung von Businessplnen zur nachhaltigen Expansion und Steigerung von Marktanteilen in sterreich.

Portfolio- und Asset-Management: Leitung und Optimierung der Entwicklung, Vermietung und des Managements bestehender sowie neuer Immobilienprojekte.

Investitions- und Projektentwicklung: Identifikation und Umsetzung neuer Standortentwicklungen sowie Akquisition von Grundstcken und Bestandsimmobilien.

Stakeholder-Management: Aufbau und Pflege von Beziehungen zu Behrden, Gemeinden, Investoren, Mietern sowie weiteren Geschftspartnern.

Fhrung und Teamentwicklung: Steuerung und Weiterentwicklung des bestehenden Teams mit Fokus auf eine leistungsorientierte und unternehmerische Kultur.

Regulatorische Compliance: Sicherstellung der Einhaltung aller lokalen gesetzlichen, steuerlichen und aufsichtsrechtlichen Anforderungen.

Berichtswesen: Erstellung und Prsentation von Reportings, KPIs und Performance-Analysen fr die europische Geschftsleitung.

Anforderungsprofil Erfahrung: Mindestens 10 Jahre Fhrungserfahrung in der Immobilienbranche (Schwerpunkt Industrie- und Logistikimmobilien, Projektentwicklung, Asset Management oder Bauwesen).

Erfolgsbilanz: Nachweisbare Erfolge bei der Expansion, Entwicklung und Optimierung von Immobilienportfolios sowie im Aufbau von Geschftsstrukturen.

Fhrungskompetenz: Ausgeprgte Leadership-Skills, idealerweise im technischen oder projektbezogenen Umfeld.

Marktexpertise: Fundierte Kenntnisse des sterreichischen Immobilienmarktes und der regulatorischen Rahmenbedingungen.

Sprachkenntnisse: Verhandlungssicheres Deutsch erforderlich; sehr gute Englischkenntnisse von Vorteil.

Persnlichkeit: Unternehmerisch denkend, pragmatisch handelnd, strategisch ausgerichtet und hands-on in der Umsetzung.

Zusatzkompetenz: Erfahrung in der Verhandlungsfhrung mit ffentlichen Stellen und Gromietern ist von Vorteil.

Country Head / Managing Director Ref.: AT/2502/CHMD /Vienna, Austria/ As Country Head / Managing Director (m/f/d) for Austria, you will take full responsibility for all business activities and for the strategic and operational growth of the Austrian organization.

You will lead a committed technical team in Vienna and play a key role in expanding the industrial and logistics real estate portfolio.

Reporting directly to the European corporate leadership, you will actively shape the implementation of the companys strategy in the Austrian market.

Key Responsibilities Strategic Leadership & Market Development: Develop and implement business plans for sustainable expansion and increasing market share in Austria.

Portfolio & Asset Management: Lead and optimize the development, leasing, and management of existing and new property projects.

Investment & Project Development: Identify and execute new site developments and acquisitions of land and existing properties.

Stakeholder Management: Build and maintain relationships with authorities, municipalities, investors, tenants, and other business partners.

Team Leadership & Development: Manage and grow the existing team with a focus on performance-oriented and entrepreneurial culture.

Regulatory Compliance: Ensure compliance with all local legal, tax, and regulatory requirements.

Reporting: Prepare and present reports, KPIs, and performance analyses for the European executive team.

Requisites: Experience: At least 10 years of leadership experience in the real estate industry (focus on industrial and logistics properties, project development, asset management, or construction).

Track Record: Proven success in expansion, development, and optimization of real estate portfolios and in building business structures.

Leadership Skills: Strong leadership abilities, ideally in a technical or project-driven environment.

Market Knowledge: In-depth knowledge of the Austrian real estate market and regulatory framework.

Languages: Fluent German required; strong command of English is a plus.

Personality: Entrepreneurial mindset, pragmatic execution, strategic focus, and hands-on approach.

Additional Competencies: Experience negotiating with public authorities and large tenants is an advantage.
